Can I apply for a subsidy if I have negative credit history?

Yes, you can apply for FOGUAVI direct subsidy, as this program does not require credit history evaluation. The subsidy is a direct government benefit you don't need to repay. However, if you plan to complement with bank credit, financial institutions will verify your history. In that case, we recommend first regularizing your pending obligations or considering only subsidy plus your personal savings if it reaches the housing value.

How long does the complete process take from application to receiving keys?

The complete process takes between 4 and 6 months on average. Breakdown: document preparation (14 days), application evaluation (20 business days), formal approval (10 days), search for adequate housing (30-45 days), notarial and registry procedures (30 days). This time can be reduced if you submit complete documentation from the start and housing is already identified. 68% of families complete the process in less than 5 months when following preparation recommendations.

What if my income is informal or I'm self-employed?

Independent workers or those with informal income can access housing programs. You must demonstrate your income through: bank movement statement of last 6 months, notarized income declaration, certification from main clients if you're a service provider, or accounting records if you have business registered with SAT. FOGUAVI accepts this documentation as valid proof. Subsidy amount is calculated on demonstrable income average of last 12 months.

Can I use the subsidy to buy used housing or land?

FOGUAVI subsidy can be used for new or used housing, as long as it meets minimum habitable conditions certified by expert. Does not apply for land purchase without construction. If buying used housing, it must have: installed basic services (water, electricity), certified good structural condition, value within program limits (maximum Q250,000 depending on region), and legal deeds without liens. Advantage of used housing is you can inhabit it immediately while final procedures are completed.

What happens if I can no longer pay credit installments after buying?

If facing payment difficulties, immediately contact your financial institution. Options exist: credit restructuring extending term to reduce monthly installment, temporary grace period (3-6 months) while stabilizing income, or refinancing in qualified cases. Important to communicate before defaulting, as 89% of cases with early communication find solution. Ignoring the problem can result in housing loss. Included life insurance covers balance in case of death, protecting your family.

Do I need to be Guatemalan by birth or can I apply as foreign resident?

Government subsidy programs are designed exclusively for Guatemalan citizens. If you're a foreigner with legal residence in Guatemala, you can access preferential credits from financial institutions, but not FOGUAVI direct subsidy. Requirement: permanent residence with at least 3 years seniority, valid DPI and local credit history. Some institutions offer similar conditions to residents with proven formal employment. Evaluation process takes 5 additional days for migration status verification.

Can I apply if my spouse already has housing in their name?

Subsidy applies only for first housing of family unit. If your spouse already owns housing registered in their name at General Property Registry, family nucleus does not qualify for FOGUAVI subsidy. This verification is performed automatically through Registry's interconnected system. Alternative: housing improvement programs if existing property needs expansion or repair. Also exist conventional credit options without subsidy if you wish to acquire second property.

Do programs have age limits to apply?

No age limit exists for direct subsidy. You can apply from 18 years (legal majority age) to any age while demonstrating capacity to complete process. For bank credits, financial institutions generally establish maximum age of 65-70 years at time of finishing payment (not when applying). Example: if you're 50 years old, you can request 15-20 year credit. People 65+ years can access only subsidy plus own savings, or reduced-term credits concluding before 75 years.
